ORA Land Unveils Tech-Enhanced BluBay Plots in Karjat for Luxury Living

ORA Land has unveiled BluBay, a sprawling 60-acre luxury development in Karjat, Maharashtra. This project is aimed at buyers interested in second homes, villa plots, and lifestyle-centric investments within the growing Mumbai Metropolitan Region. The launch coincides with a surge in infrastructure projects across the Mumbai 3.0 corridor, such as the Mumbai Trans Harbour Link, Navi Mumbai International Airport, Panvel-Karjat Rail Corridor, and Navi Mumbai Metro expansion, which are set to enhance connectivity between Mumbai and emerging areas.

Karjat is gaining traction among investors and second-home buyers due to its proximity to Mumbai, its natural scenery, and more affordable entry costs compared to established markets in Mumbai. BluBay is designed to offer 325 premium villa plots, a 35,000-square-foot clubhouse, more than 60 lifestyle amenities, and a 60,000-square-foot lagoon. The development is anchored in ORA Group’s “#T60Life” concept, promoting the idea of a lifestyle destination about 60 minutes away from Mumbai.

ORA Land is actively marketing BluBay to Non-Resident Indians (NRIs) in the Gulf Cooperation Council (GCC) region, where Indian real estate continues to be a vital investment consideration. According to ORA Land, there is an increasing demand for properties that blend long-term value with amenities focused on recreation, wellness, and nature. The BluBay project has further expanded its reach through a partnership with Indian cricketer Suryakumar Yadav, who serves as the brand ambassador for the #T60Life campaign. ORA Land anticipates that Karjat’s strategic location within the Mumbai 3.0 corridor will enhance its attractiveness to buyers seeking residential and second-home options outside of Mumbai’s more established locales.
